Problem with Goel Ganga Builders Pune

Wanted you and your friends to know about experience of 60+ of us (mostly IT people) with Goel Ganga builders. They are so to say prestigious builders but they have cheated all of us and here is the story in short.

Most of us booked around 6-8 months back at the sqft rate of 1250 – 1400 /sq Feet in their Akashganga Project at Wakad. They started the building work – though a little behind schedule – but work is on. However, now as prices in Wakad area have gone up in last 6 months and now running around Rs2000/sq feet, they have become greedy and asking all of us to cancel booking giving various reasons. Those who have done registration also are being asked to cancel it. Either they are giving the reason that the plan is not sanctioned (it is not sanctioned for 5-6-7the floor, but till 4 th flr it is) and it may not get sanctioned so you cancel. For those have bought in 1-2-3-4th floor they are asking them to pay full payment in next 2 weeks or cancel (and work is not even reached beyond basement – parking area and no bank is willing to disburse full loan amount). This is their trap to kick people out. At this time if any of these 60 people have to go out and book some where else they have lost the price advantage and some of them may not be even be able to afford the bank loan because of higher amount and hence won't get house of their choice. And all this because of Greed of these builder.

We all who have booked there are trying our best to see if they do not cheat us. But I thought all others must know about this so they do not get trapped in the Goel Ganga projects… They recently had balcony falling incident and instead of trying to keep their reputation they are shamelessly again not treating people well (Their Director told us that … we are not worried about reputation.. people bought even after the balcony incident)

Please spread this message to as many as possible so others do not get trapped.

One thing is getting it done in good terms with them...

Else if you are screwed and want to do the same to Goel Ganga...

1. Publish this information in online forums.
2. Contact TV reports.
3. Give it as news or as an advertisement in leading local newspape.
4. Make sure that you have something written or some kind of proof using which you can prove it before going to news and all..

Most simple thing will be to get an lawyer... if you have taken home loan them complaint to bank so that they blacklist this builder...

Goel ganga is not very transparent in their dealings. They are giving a similar reason for not giving possession on time. While buying the flat they said u will get possession by mid 2007, on the agreement paper the possession date was dec 31 2007. When I asked them why have they kept a six months gap they said it is just a buffer. As of now even the building is not complete. For the entire last year they were saying they didn't have permission to build beyond 6th floor thats why the delay. Once they get permission they will expedite the construction process. But till now I don't see any signs of them completing it till June 08. It is so frustrating, why do they sell flats when they don't have permission to build the entire building. Also what background checks do the bank do when they are sanctioning loan for a project. Middle class people are getting screwed left, right center by this builders.

Most of the builders in Pune don't care much about the inconveniences caused to the flat buyers. Most of the times these builders handover the flats in the unacceptable state, and whatsoever people have no options rather than relocating.
Only a few like KBD Group ensure that they deliver what they promise.

Its really a painful story most probably the saddest one of my entire life! Booked a flat at Ganga Cypress under Goel Ganga Developers in 2011 February and done the greatest blunder of my life!

As per the commitments of the sales guys at the time of purchasing and as per the agreement the flats were suppose to give the possession on the month of December 2012! But till date(its 2014 starting now) they are unable to commit us any fix date for the same! and the owner of the project is not in reach each time we flat owners wish to fix up an appointment with him!

On the other hand their well trained staffs knows very well how to confuse, convince and need to give wrong commitment to their clients each time! Its really not possible accept any profession lairs!

Mr. Rajeev Palkar (Project Manager of the site) had given a written commitment in mail also regarding possession before 6 months but fails and they including their owner don’t know now also the exact date of the same! And now he is out of the seen!

The owner of the organization is busy(in world tour, family’s marriage ceremony or something else as per their trained staff) every time and unable to meet their clients after fixing appointment also with like these several silly reasons!

The project works stopped from October 2012 and still date no specific changes saw in my flat at D Block! Don't have any confirmation of PCMC clearance also! On the other hand they are not ready to compensate any amount as per the agreement!

They all together make me and the other flat owners to stop believing on the normal human beings!

Dear all requesting you if you wish to continue your peaceful life after purchasing your "Sweet Home" please don’t connect with Goel Ganga Developers to any projects!

Please suggest me what to do next? As the monitory condition already gone over my head, and really struggling each day to spend, with my family!

Its became impossible for me to arrange the flat rent, bank EMIs and family in same time from last more than 1 year!
