From April -2004 to Nov 2004 - around hundred customers have booked their dream flats with SJR for their project SJR Spencer. They were lured by bargain prices, big hoardings of SJR and uncanny lies from SJR marketing team . All their hopes of having a dream home has been dashed to ground when they came face to face with un- ethical , un professional and murkier side of the SJR group. Following are some of the instances of their cheating with unsuspecting customers .
1) Increase in Super Built-up Area (SBUA) without providing any valid reason - when customers booked the flat with SJR they were told flat SBUA ( 3BHK) will be 1425-1450 sq ft. They increased it to around 1500-1550 sqft while signing contract (saying calculation mistakes etc etc ) . Now just 3 months before possession they are increasing the SBUA by another 10-20 % ( to 1600 -1700 sq ft). Hapless customer cant do anything at this stage and will have to cough up additional 3-4 lakhs now (including VAT etc..). Similary for 2 BHK area has been increased romm 1100-1150 to 1225-1250. At this price people could have booked flats with any A grade builder at that time . ?( There is clause in the agreement which allows them to do this and while signing agreement - we were told that exact measurements can vary +/- 2-3 % (during construction) so this clause should be there - Now they are cheating customer by invoking this clause and raising the SBUA by 10-20 % ) . Only God can save customers as they can increases the SBUA by 25%. 30%, 40 % ... anything they want ..
2) Reduction in carpet area - They have promised customers 82-84 % carpet area . Some of the customer(after actual measurement ) found that there is huge reduction in the carpet area ( around 6- 10 %) . Now after this unfair increase in SBUA, carpet area may come out to be less than 65-70 %. 2 years ago even C class builders were promising 76-78% carpet area . Customer could have booked with any C grade builders and could have enjoyed higher Carpet Area. ( Inspite of various customers asking them to include the carpet area in the agreement they did not bulge as they wanted to cheat the customers from the very beginning)
3) Visitor Cark Park - Customers were promised 4 visitors car park in the building . But now builder is saying no visitor car park for SJR Spencer . They are selling these car park to people who needs double car park which is fetching them Six Lakhs Rs in Total . Just imagine - In a 50 Crore project ( 140 flats X ~ average price 40 lakhs ) just for 6 lakhs they are creating life time pain for all the residents. ( They have not included this in the agreemnt that this things are always part of such big societies
They have cheated on all the key factors of booking a house with builders - SBUA , Carpet Area and Timelines for completion of project. They have broken many other promises also. ( List is long ) . All the above facts can be verified by contacting any customers of SJR Spencer.
We all know this that IT people in Bangalore are very closed knit society . Customers are teaching them a lesson . After learning about the murkier dealings of SJR group with Spencer and other customers ... many of the prospective SJR Verity, SJR Fortius etc customers have changed their mind and are not going ahead with SJR and some of them even cancelled their bookings and got the booking amounr refunded.

- New customers for SJR fortius / Verity / Equinox / Equility can take informed decision . ( They all are matured people and can decide whom to trust while put ting their life time's earning at stake. ) Please talk to 2-3 customers of SJR Spencer / SJR Brooklyn before making a final decision.
- People who have already signed the agreement with SJR long time ago can start the damage control exercise ( Best wishes for their efforts. You need all the luck now )

have booked apartment on Brooklyn and my experience is no better. when you go for booking they promise you everything, later they cheat on every single word. in between the construction they had changed the bathroom design and reduced the size, then they removed the french door in living, when we protested, it was corrected. you ask for modifications, they refuse saying it will delay the project, which is already delayed.....

everyday someone resigns there, in Brooklyn project till now, every marketing person except 1 resigned, 3 project managers resigned one by one, now there is no one to listen to ppl issues.
its your money, you dream.....be careful, don't let such robbers to get away..........

Anyone...any idea of how the SJR-Park Vista project is going on. I've booked an apt. there but can't make visits to it since I live in the US. They have been delaying a lot too. They promised to deliver in April but it's November and no word of completion of it yet. Please post your experiences if anyone out there.
All this problem is because of s/w people who have lots of money . They are willing to pay whatever the builders demand because of which rates go sky high artificially and builders get a carte blanche to fool unsuspecting people.
S/w jokers should think how much & what are they paying for .

I am actually evaluating the SJR Brooklyn project for 3BHK. Can someone share their exp on this project. Though I know that builders are the same but by any chance if they have learnt a lesson or two in the earlier projects then they might have bettered the way of doing business. I guess so.

It is strictly NO NO to SJR. If you want to interact with a cunning marketing people, it's SJR. I'm one of the victim in SJR Brooklyn struggling for last 1 year. I paid the entire money while booking the flat almost 3 years back and the waiting is still on. They don't care customer's value at all. Now another example of testing customer's patience. They will do the lottery for the car parking space where as in the beginning they promised to give everyone a car covered parking. Shameless creatures. Please be aware. In last year, at leats 4 of my friends enquired about SJR who are currently at onsite. I said strictly no. Thankfully they didn't book in SJR. I would request every owners of SJR flats to convey this message so that the future projects of SJR become a failure.

SJR is one of the worst builders in Bangalore. If you have money, better throw in the drain, but don't buy an apartment in SJR properties, believe me.....it's much less painful. All their projects are delayed by more than a year, quality...don ask, sometimes tiles not available, sometime sand, then labor, wondow...list is endless...if you don keep a watch they will fit broken doors and won't replace. Their employee keep changing, so todya somebody will promise you something, tomorrow he is not there....so nobody is accountable. In my 3 yrs assosiation, 4 project managers already....and each one is bigger idiot than the previous one.
delay charges....forget it....if you have made upfront payment, initially they will promise you to pay interest, then after sometime they will stop paying, saying "we din't ask for it, you paid and we can't pay after *** date". why?? that doesn make any sense. Ok....so then return the money...."no we can't return. it will be with us and final account settlement will be done at the time of possession". So you guys only can judge....
in one of the projects, after completion they told the owners, that they have built more Super Builtup area than planned, so owner;s should pay the difference, which was 1-3 laks per appt depending on their ratio.
They claim that their architect is some bigshot, i say, their design and enginerring suck...
they denied fitting bathtub in bathrooms saying, it might cause leakage.
and thats not all....the list is endless....My suggesstion to all my friends who want to buy their dream house is, please speak to people who have already made this mistake, visit the properties, each project's occupant have yahoo groups, browse and read the messages and then take a decision.
one can actually write a book on "why not to invest in SJR properties". And even after all this you want to invest in SJR properties, then i would say, "you are responsible for your pain and loss !!" :-)

Here is the sample list from some of the near-completion SJR projects. You can guess what you need to afraid of with them.
a) Lifts disfunctional most of the time. SJR not paying any attention to resolve it while residents believe its a disaster waiting to happen.
b) Khata transfer is still not done. SJR is not taking any responsibility to make it happen.
c) Clearly showing no intention to pay delay charges. Denying on the face saying it can't work that way. A clear lack of accountability and ownership of their product.
d) Club house readiness not there till 90% flats are occupied. All crap excuses from them clearly showing again lack of ownership, accountability and professionalism.
e) Total lack of transparency on some of the misc amount that has been taken during resistration. Clearly shown some cheating to get extra cash from residents.
f) Basement has severe leakage. Cars are getting damaged because of cement water. It took months of crying from residents for SJR to even have a look (and again months to fix some of it)
g) Ping pong of customer complaints between maintenance arm of SJR and project arm of SJR. Customer is biggest joker for them.
h) No respect for their own commitment. Their top management (can't go any higher than that) have promised lot of things and asked us to trust but with every meeting, new dates are given and no trust-worthy explanation provided why delay is happening. One top management person denies and invalidates the commitment from other one. Can't find bigger example of total missing integrity in this company. I thought that should be expected as a minimum fundamental in the service industry at top level.
i) Property manager put by them are absolute careless, dumb. They don't mind telling lies on the face, cooking up acts and methods to steal money from residents. Can go to any cheap level for few bucks.
j) Never give time to customers to listen their problems.
k) unreasonable increase of floor area with customer's consent and asking customers to pay extra
l) Very bad car parking arrangements and even worse parking lot allocation process. Can't believe these folks are into such business involving crores
m) Pathetic attention for landscaping.
n) Lights in the common areas missing, fused often due to use of poor quality items and no replacement done till issue was raised for 2-3 months.
o) Fire fighting equipment installed in the basement after 2 years of occupancy of the residents
If you are still thinking to invest into SJR properties, well, good luck.

Initially after booking a flat in Brooklyn i was very nervous seeing all the comments, but when i met the sales manager at the head office all my doubts were cleared & I am very happy with the service provided by them.. I am taking over my apartment by end of this month.

I live in SJR Spencer, Marathalli.
Before making a decision, make sure you visit their "completed" apartments and meet the owner's associations.
The best dept. in SJR is the marketing, IMHO. Take a well informed decision. ;-)
Dont go by Luxuria hoardings or even model aptmt. Check out the completed projects like brooklyn, spencer and talk with the residents before u book or buy.
Luxuria hoardings on Bannerghatta Road have appeared, then disappeared, and then re-appeared -over the course of the last year - I wonder if the site (if it exists) has done the same thing ! The latest change on the hoarding is that the site directions have been blacked out - perhaps to signify that the project exists only on paper !
Not sure whether this is all true or a tirade by competing builders. While the problems mentioned are all of concern, many of the problems are prevalent across builders. Especially delay of projects is a common occurence even among big builders .....eg: Elita is delayed by more than 12 months in some cases.

Avoid them, you have better choice of other builders. They are cheat, unprofessional.
All they have in their office is girls from Norther India to attract customers, once you are trapped, there is no one to listen to you.
Mr. Reddy is always on his personal trip or away from his office , enjoying loosers money.
I waster around one month paying them and now everyday calling them to get my booking refund. There is no one to take your call, except security guy or receptionist. Rest are too busy looking for their next prey.
YOu can still venture with them as long as you are okay with loosing peace of your mind and money.
Don;t help them rob you. Steer clear.

I am happy to report some positive feedback on my personal interaction with SJR. My case in consumer court was settled out of court by the grace of the good offices of Mr. Bhoopesh Reddy. All interactions were very professional, and all remaining works in my apartment were completed to my satisfaction. A couple of finishing issues which i had forgotten to point out were also completed. Very professional and custimer friendly behaviour was demonstrated by all SJR personnel, with a special mention of Ms Sukhi who came personally to my home to deliver the keys.
Eveything that I had agreed uopn with SJR was meticulously followed, and SJR gratiously agreed to most of my requests around finishing works pending in my flat, assiatance for registration etc. The whole process was very smooth, and everyone i interacted with was courteuous.
Albeit a bit delayed, my issues with SJR and my case in consumer court stands resolved. Every assistance was given to me in the completion and registration of my apartment, and i have come out plesantly surprised, and very satisfied.

On SJR Park Vista:
I had a dreadful experience with buying a 4BHK penthouse at SJR Park Vista. First off the market rates quoted were way above the ruling rate in that area.
During the final stages, they told us that we are selling the pent house as two separate units. They've managed some clever (fraudulent) tricks of not constructing a staircase between the lower and upper floors, and providing an external passage way to the upper floor area, so that it can be "passed off" as two separate units. This apparently also helps them (not you) save on tax since each floor area is less than 1100 sft and is not subject to certain taxations from the government.
We approached a bunch of banks and found that the upper floor isn't even sanctioned; 3 banks flat out refused to give a loan. Upon confronting the builder with this information, his reply was something to the effect of "(a) People have bought pent-houses with us in this complex. (b) You can give us an all cash payment for the upper floor. Why take a loan there (c) Many penthouses in Bangalore are like this (d) Akrama Sakrama may regularize this. (e) The penthouse violates the built up area sanctioned and the floors sanctioned, but the total height of the building is the same as in our original plan." Ridiculous !!
Also, you will never get a khatha (A type) for the penthouse, inspite of the association secy insisting you will get one. Its just a tactic, like Purva Riviera.
Other points to note are : Every time we went, the lifts were non-funcitonal. The borewell where they pump water is pretty much within a drainage zone and no "water treatment" is going to make up for that. Get the water quality tested at a lab. There are several hidden charges not mentioned on the sheet (maintenance at a ridiculous Rs2.5/sft, Gym fees..).
In any case, this kind of illegality is simply a liability to the owner and brokers have told me that (a) You will find it extremely hard to sell it if you move, since it will deter 80% of buyers away (b) You will have to pay bribes if the BBMP guy comes knocking on your door and they will, cause everyone (just like SJR in this case) is out to make money
In any case, Akrama Sakrama hasn't been passed by the parliament. Its been debated now for many years. It so happens that the opposition and the governor have always opposed it since (a) the governor believes it regularizes illegal constructions. (b) The opposition never lets it pass during their because they realize that there is a lot of money to be obtained from bribery, which will go to the ruling party and not to them.
