Problem with Raviraj Raviraj Kothari and Associates Pune

After a long spate of silence, it is time to take these unscrupulous builders to task. Please help forward the word around. Here is the experience of Mr. Milind with Raviraj group.
This is an important message on How Builders in Pune are cheating innocent people of Pune.
This is a short description of how I was cheated by the reputed builder of Pune : Raviraj Kothari and Associates.
I had booked a 2 BRHK flat at their new site - PARK ISLAND (under construction since Oct 2005) at Shastri Nagar, Next to Hermes Heritage, Pune 6, on 31st December 2005 at the rate of Rs 2000 /sqft. The total saleable area of the flat was around 1024 sqft.I had payed the booking amount of Rs 1 lac by cheque. The cost of the property including maintenance, stamp duty , MSEB, etc was around Rs 24.5 Lacs. At the time of booking neither the brochure nor the list of amenities were ready. The marketing department of the site informed us that the things are being finalized and we would be intimated about the details soon.
Uptil February end, nothing was communicated to us and even by Mid of April the details were not ready. On the contrary, the marketing department informed us that due to miscalcuations in the area, they have recalculated the area for all the flats and due to this the new area for 2 BRHK flat has increased to around 1076 sqft. The costing of the flat was redone and the builder said that the total cost for the increased area came to be Rupees 1 lac. The builder also informed us that for all persons who have booked a 2BHK flat, we would NOT be providing covered parking and would have to take the uncovered parking space at the cost of Rs 1 Lac. He argued that he would be selling compulsory two parking spaces for all 3 BHK owners at the cost of Rs 2lac per car park. This has left no sufficient car park space for 2BHK flat owners, hence he is providing uncovered parking for specially 2BHK. By mid of May, my loan sanction letter (90% finance) was ready and i produced it to the builder and he promised me to give the dates for agreement soon. We were following up continously for the agreement. But the builder delayed saying that his legal formalities are underway. Even the brochure and the amenities list was not ready for the customer by this time. Till then he started charging Rs 2800/ sqft for new bookings. Now since I had booked the same flat in DEc 2005, i had the price advantage of Rs 800/sqft.
Here comes the real shock...Since last fifteen days the marketing person never responded to our calls on his mobile phone. All calls to the site office were attended by some new lady who new nothing about the agreements and other details.Yesterday, I came to know from my friend who had booked the flat in Oct 2005 in the same project that his flat is cancelled. He informed me to check the status of my booking.
My wife called up the builders site office and she was given the number of one of the marketing offices in Fortleza, Kalyani Nagar. She called him to here the shocking news that our booking was cancelled. There was no prior notice sent to us. Neither did the builder informed in last 6 months that our booking was going to be cancelled. The reason quoted was that we did not pay the amount as per the stage of the construction (3rd slab was over). We argued that without agreement it was a big risk to pay a hefty amount of Rs 10 lac. The builder then stated that he has cancelled bookings of all persons who have booked and have made loan proposal for balance payment. He has retained booking of persons who have booked and have been paying by themselves.We visited the site office at Forteleza Kalyani nagar to discuss this issue. He only stated that we would be getting our booking amount back after some time. We asked him the reasons for cancellation and even were ready to make the payment by our own upto the stage of construction in this week. But the builder refused our proposal. He was not even ready to compensate for the loss.This is sheer cheating because of the price advantage the builder is getting now. The same 2BHK flat would cost atleast Rs 10 lac more now.
With lots of frustration and anguish we had to leave the builders office at Kalyani Nagar.APPEAL
If anyone has faced such harrasments from Pune builders, let us come together and unitedly fight against builders attrocities.
Require help :
  • Can consumer court help us in this case ?
  • Can we sue the builder for his behavior ?
  • Can we demand compensation for mental torture and financial loss occured due to his behavior?

All this is because of the s/w jokers who pay up whatever the builders demand without bothering to check the legal aspects. This pushes the rates sky high and gives builders loopholes to slip thru and sell it to other s/w jokers who are willing to pay even higher prices...

The person is seeking some advice and you are replying as saying "s/w jokers ...", If you cannot help him the least you could do was to empathise with him. It is easy to hide and post critical comments on a blog. Please try to be constructive.

Dear Ajay,
Mr Anonymus is right in saying s/w jokers beacuse these people and call centre people have big hand in increasing prices in Pune. Before this recession started they just abused the money they got. They never bothered to just check the value they are getting for the money they are paying. They just paid blindly whatever price shopkeeper asked for. let it be vegebale vendor its general store or any real estate developer. They were not able to even clean and cut their veggies at home they use to pay for cut and packed veggies from market.Here i like to mention one live example, in my area vegetable vendor use to quote double the market price when i asked them the reaosn they simply replied that IT people are paying it what problem I have?

hey guys....
their reputations are even worst with vendors..... they take material from them and then they dont bother to pay - rather they abuse them with nonsense statement - speak to few vendors who had been associated with them at dolphin mall and CRU mall..... they even get into fault finding activity right from their stupid site engg to director level people.....
worst thing - even their MDs house is under construction since last 4 odd years and still counting..... non of the vendors are ready to work for him fearing default on payment by the very renowed group called raviraj group.....
i happen to speak to his son abhinandan, director gaurav and no name their engg.... non of them even bother to give false date - forget abhinandan even said do what is needful to collect my money....

its in their blood to steal money and grow rich...........

there are better builders in the town.....

dont get into this group..... they are unsafe and troubsome
